Latitude by Conwest.
The opportunity to invest in your growing business is here, and it’s move-in ready. Introducing Latitude by Conwest Developments in East Newton, Surrey. Featuring purpose-built, quality units, everything you’ve always wanted in a modern industrial space is here. All units include a second-floor mezzanine, high ceilings and both dock and grade loading opportunities. Latitude’s highly functional design makes the transition to a brand-new industrial space easy. Surrey’s Near-Zero Vacancy Rates
Surrey’s industrial vacancy rate is next to nothing, sitting at 2.2 per cent, according to CBRE Canada’s Vancouver Q2 2023 report. With only a few options available, competition is fierce for potential investors.
“Having an availability rate among the lowest in North America means that businesses who’ve been waiting on the sidelines for an opportunity to own, should start the conversation now. New industrial supply this quarter totalling just under 1.4 million sq. ft. is already 72.7 per cent pre-committed,” says Chris Vassos, Senior Sales Associate at CBRE Canada.
Conwest Gives Businesses a Competitive Edge
For over three decades, Conwest has built a track record of delivering exceptional commercial and industrial projects throughout the Lower Mainland. This year marks over 2.3 million sq. ft. of commercial and industrial developed spaces – a huge feat in British Columbia’s industrial market.
Inspired by community and defined by a fresh perspective, Conwest builds incredible spaces that meet the needs of today and tomorrow, leading the industry by redefining how people live, work and play.
In partnership with CBRE, Latitude provides solutions to a growing concern in the industrial market: choice. With a construction pipeline that is nearly fully pre-committed, the simple option of choice is one that is not readily available in this market.
The construction of Latitude offers warehouse space designed to meet a diverse range of businesses. The current owners of the seven sold units are a combination of industrial uses from wholesale distribution to light manufacturing and cold storage.
“What this tells us is there are diverse business owners who are securing this type of space to expand operations or pivot out of a current lease scenario in order to build equity over the long term for future investment,” says Justin Fisher, Associate Vice President at CBRE Canada.
“One of the advantages of ownership at Latitude, in addition to its high-quality features, is its central location,” Ben Taddei states, COO at Conwest. “When deciding to purchase real estate for your business, strategic location matters, especially within the confines of the Lower Mainland. Latitude is easily accessible from five major highways and in close proximity to Deltaport, Canada’s flagship container terminal.”
Located at 152nd and 68th Ave, just a short five-minute drive to Highway 10 and less than 30 minutes from the border, Latitude’s strategic location makes it one of the most accessible industrial developments in the area.
“You’re a five to 10 minute drive to major highways including Highway 99, Highway 10, and the Fraser Highway,” Fisher says. “The Trans-Canada Highway, SFPR (Highway 17) and Canada/US border crossing are not much further, only a 20 to 25 minute drive from Latitude. Proximity to highway access is crucial if you are in the business of trucking, transportation and logistics.”
